This 72,000 square foot, 5-story mixed-use building is located on State Street in Downtown Traverse City. GFA worked with C4C & Companies and Socks Construction to take this project from initial concept through to Site Plan Approval. Located at 232 E State Street, the former Covell Funeral Home site required complex thinking and design engineering to hurdle zoning restrictions, shallow infrastructure, existing topography and contaminated soil. This Component Construction Systems (CCS) building features 75 rental units, 5 retail units and 1 restaraunt, and is one of the largest buildings constructed in Traverse City in that last 50 years. GFA's experience with City and County regulations and relationships with City staff expedited the design and permitting process. The project was completed by Molon in 2025. GFA provided full construction staking and construction testing services for the project.
