The Mitten Real Estate Group purchased an 80-acre abandoned farm on Rusch Road in Blair Township, Grand Traverse County, Michigan, with an aim to make a dent in the housing shortage across the region. The 80-acres consisted of gently rolling terrain, a few steep ravines, a 10-acres stand of mature trees, and collapsing farm outbuildings. GFA worked with the Mitten Real Estate Group to develop a layout for a single-family subdivision that would minimize earthwork and maximize the allowable density in accordance with zoning regulations. This layout became known as Wildflower Acres and consists of 127 single-family lots that average 0.5 acres in size and are serviced by individual wells, septic fields, and natural gas. GFA provided full consulting services for the project from initial concept layouts, to topogrpahic mapping, the engineering design and local agency permitting, Exhibit B condominium drawings, and construction services such as material testing and construction staking. GFA's knowledge of the Blair Township Zoning Ordianace and local regulations and permitting processes streamlined the engineering and permitting process and ensure that the project stayed on track to break ground. Phase I, consisting of 35 single-family lots and associated infrastructure, was completed in 2023 by Cornerstone Excavating.
